Procedures For “For Sale By Owner”
Sea Crest Homeowners Association
Procedure for Owners Wishing to Sell Their Lot or Home
Without an Agent (FSBO)
Goal: To assist owners who wish to sell their property without
a real estate agent. This procedure is intended to work in conjunction
with our closed gate.
- Notify a Board member and also our manager, Cathi Sleight at Northwest
Community Management. cathi.sleight@managementtrust.com,
(503-670-8111 x 239). If you do not already have a backup gate code,
Cathi can assign one to you. Please be aware that this gate code is
specific to you and for our security purposes is tracked by Management Trust
Northwest.
- Provide physical address of the property you are selling and either your
e-mail address or your phone number (or both) to Cathi Sleight, who will
forward that for inclusion on the website. Cathi will also instruct
the billing office to bill owner a $50 flat fee on their next invoice. This
will cover the costs of adding and maintaining the listing on the website.
(Note: please visit the website if you wish to see how the listings look – seacrest-oregon.com).
- Owner secures standard approved Sea Crest sign from Board member which
includes website address OR provides their own professional looking sign
not to exceed 18” x 24”. Sign should be placed approximately
10’ back from street, on a simple post. Large “yard arms” are
not allowed.
- If you advertise your home or lot, you may direct potential buyers to our
website (seacrest-oregon.com). The website will provide
the information you provide to Cathi Sleight on how to contact you, and of
course provide a lot of useful information about our community.
- If you designate a person other than yourself to show the property, that
person should be aware that they must accompany the potential buyer just
as we require real estate agents to do. Potential buyers must be accompanied
at all times when on Sea Crest property.
- Cathi Sleight should be notified when escrow is completed, and signs should
be returned to a Board member.
Your Board wishes to be helpful in this process, so if there is anything we can
do to assist you, please let us know by contacting us directly or through Cathi
Sleight. Please note that the website can be a very effective selling
tool since there is a very nice presentation of Sea Crest amenities included.
