Procedure for Owners and Realtors
Regarding Real Estate Sales

Goal: To provide Sea Crest owners and Realtors with a workable set of procedures to facilitate property sales within our gated community.

  1. Owner decides to sell and contacts Management Trust Northwest.  Contact is Cathi Sleight, 503-670-8111 ext. 239, cathi.sleight@managementtrust.com . Owner secures gate code from Cathi for use by realtor (if they do not already have one).  Owner provides property address and MLS number to Cathi.  Realtors will be instructed that they must always accompany potential buyers on Sea Crest property.   (Note: The gate code will be specific to your property for security purposes, and will be discontinued when the property is sold).
  1. Cathi contacts Board with notification of owner’s plan to sell.  Cathi provides input to billing office to add $50 fee to owner’s next HOA invoice.  This fee is to cover the costs of generating and maintaining the listing on the Sea Crest website – seacrest-oregon.com. It is a one time flat fee.
  1. Cathi will work with the Board to ensure the listing is posted to our website.  Once established, the link on the Sea Crest website will take the prospective buyer directly to the listing agent’s MLS listing.
  1. Owner contacts realtor to request real estate sign placement (if desired).  18” x 24” real estate signs are allowed.  For home sales, signs are to be placed in a front window or against the front of the home.  For lot sales, signs are allowed on the smaller variety of sign holders, but the large yard-arms are not allowed.
  1. At close of escrow, owner notifies Cathi Sleight of completed sale.  Cathi will notify Board of completed sale and any details upon return of the sign.  Upon close of escrow the web link will be discontinued on our website.

Notes:   

      A. Sea Crest HOA website is seacrest-oregon.com.  Owner should use contact information included in the owner section of that site for contacting Board members as required.  Management Trust Northwest should be contacted by realtor for any required information (copies of CC&Rs, etc) regarding the Association.

     B.  A “Sea Crest Real Estate for Sale” sign with the Sea Crest website has been posted at the front gate in order to direct passers-by to our website.  In addition, there is a kiosk outside the gate for real estate brochures.
