Procedures for Realtors

To Whom It May Concern:

The Sea Crest Board of Directors would like all local realtors to be aware that we now have a closed gate that we feel improves security and enhances property values.  The purpose of this note is to explain how we are handling the “closed gate” situation and assuring we have a viable process for entry by realtors with their clients for promoting the sale of property.

First, owners will be able to receive a gate code number for their home or lot.  They will receive this from our management company upon request.  This gate code will allow the listing realtor access, and can be provided to other realtors as needed to show the property.  For security purposes we require that all clients be accompanied by a realtor at all times while in Sea Crest.  The code will not be “generic”…it will apply only to that specific property.  Our management company will provide the Board with a record of code usage for tracking compliance with our security requirements. 

Second, the Board is allowing 18” x 24” real estate signs, which are to be placed in the window of a home (if desired).   In the case of lots, the signs are to be placed approximately 10’ back from the street.  Small support posts are allowed, but not the large “yard arm” posts.  A sign and brochure kiosk are located at the gate so prospective clients can find out about property for sale in Sea Crest via our website. 

Our website is accessible to everyone, and there is a link on the first page for “Sea Crest Real Estate For Sale”.  Clicking on that link opens a list of properties for sale in Sea Crest.  With each property, we will include a link directly to the listing Realtor’s website.   The realtor’s link shall be provided by the owner or realtor to Cathi Sleight at Management Trust Northwest (cathi.sleight@managementtrust.com).   Cathi will have the information posted to the Sea Crest website (seacrest-oregon.com).

Our goal is to provide a climate whereby our members have a desirable process for selling their property while at the same time maintaining a secure community and not unduly hampering realtor sales efforts.  We believe that on balance our process is fair to all and that the added security will improve property values in Sea Crest.
